Luxury real estate is changing. According to Luxury Portfolio International’s latest report, Trends & Truths, affluent buyers are placing less emphasis on status alone and more on how a home supports the way they actually live.
Research among 500 affluent Americans found that 93% are interested in buying, building, or renovating a luxury home within the next five years.
1. Luxury Is About Optimization
Today’s luxury buyer is looking for a home that does more. It may serve as a primary residence, home office, fitness space, gathering place, investment property, or retreat.
In fact, 71% of affluent Americans are interested in renovating their current home, while 63% are interested in purchasing a new primary luxury home.
2. Wellness Is a Priority
Wellness is becoming part of the way luxury homes are designed and used. Buyers are looking for spaces that support fitness, recovery, relaxation and overall wellbeing.
This shift also extends to technology. 79% of affluent Americans prioritize smart home technology when considering a luxury property, showing how functionality is becoming an important part of the luxury experience.
3. Location Still Matters, But Experience Matters Too
A great location remains important, but buyers are increasingly considering what that location allows them to experience.
For island destinations like The Bahamas, this can mean easy access to the water, outdoor living, privacy, recreation, dining and travel, all within the same lifestyle.
4. Design and Quality Don’t Need to Be Mass-Market
Luxury buyers are also looking for homes designed around how they live. 86% of affluent buyers say a dedicated home office or study is an important amenity, making flexibility a major consideration in today's luxury home.
